Associate
Yen N. Hope is an associate in the Litigation Group of Gilchrist & Rutter. Ms. Hope's practice focuses on business and real estate and land use litigation. She has represented financial institutions, private equity funds, developer, individuals and major corporations in a wide range of matters, including California Environmental Quality Act (CEQA) and Subdivision Map Act litigation, joint venture and partnership disputes, real property and land use disputes, fraud claims, breach of contract claims, securities class action litigation, and insurance coverage disputes.
Ms. Hope received her J.D. from Harvard Law School, where she served as an editor for Harvard Asia Quarterly. Ms. Hope graduated summa cum laude from the University of California, Los Angeles, earning her B.A. in English with a specialization in Business Administration.

- Land Use / Public Entities: Obtained traditional and administrative writs compelling local governments to vacate illegal acts taken in an attempt to frustrate and delay mobilehome park conversions from rental-only facilities to condominium-style parks within their jurisdictions and represented mobilehome park owners throughout California as they seek to convert their parks to condominium-style parks. Represented client in claims for damages and injunctive relief against municipality for breach of lease and breach of contract related to dredging the Los Angeles basin.
- CEQA: Challenged CEQA determinations made by various local governments and entities throughout California related to mobilehome park conversions and other development projects.
- General Business: Represented clients in breach of contract actions, actions related to breach of promissory notes, breach of fiduciary duty actions, and general business disputes.
- Real Estate / Commercial & Residential: Litigated actions involving the appointment of receivers, accounting, leases, questions of title, easements and boundary disputes, unlawful detainers, the Subdivision Map Act, and construction defects with respect to commercial properties.
- Insurance: Represented real estate investment trust in an insurance coverage dispute over an underlying securities class action case.
- Tort: Represented clients in actions involving business torts, including intentional interference with economic advantage, negligence, and inducement of breach of contract.
- Securities: Represented real estate investment trust in defending against claims brought by its shareholders following a merger.
- Employment: Defended employer in wage and hour class action and related issues and consulted with employer regarding compliance with California and Federal labor laws.
